How much does a property manager cost in Auckland?

Property management fees in Auckland typically range from 7% to 10% of weekly rent at most agencies. Altan Estate charges from just 3.99% + GST — the lowest price guarantee in New Zealand — with no hidden fees and no lock-in contracts. On a $650/week rental, that saves landlords over $2,000 per year compared to a 7% agency.

What is included in Altan Estate's management fee?

Our 3.99% + GST management fee covers everything: rent collection, routine inspections (up to 4 per year), maintenance coordination, tenant communication, monthly owner statements, Healthy Homes compliance guidance, and tenancy renewal management. There are no add-on charges for standard services.

Are there any setup or cancellation fees?

No. Altan Estate does not charge setup fees, letting fees, or cancellation fees. We operate on flexible terms because we believe our service should speak for itself. You can leave at any time without penalty.

Do you charge a letting fee when finding a new tenant?

We do not charge landlords a separate letting fee for placing tenants. Tenant placement is included as part of our full management service. Note: under the Residential Tenancies Amendment Act 2019, letting fees cannot be charged to tenants.

Switching Property Managers

How do I change property managers in Auckland?

Changing property managers is straightforward. First, review your current management agreement for any notice period (typically 30–90 days). Give written notice to your current manager, then sign a new management authority with Altan Estate. We handle the full transition — collecting all documents, notifying your tenants, transferring bond details, and taking over management seamlessly. Most switches complete within 2–4 weeks.

Will my tenants be disrupted if I switch property managers?

No. Switching property managers does not affect your existing tenancy agreement. Your tenants stay in place and simply receive a notification of the change in management contact details. Rent continues to be paid as normal — just to a new account.

What happens to the bond when I switch?

The bond remains lodged with Tenancy Services (Bond Centre) throughout the switch. We handle all the paperwork to transfer management of the bond to Altan Estate — you do not need to do anything.

Can I switch if I'm mid-tenancy?

Yes. The majority of switches happen mid-tenancy. The existing tenancy agreement remains in place and is simply transferred to Altan Estate's management. There is no need to issue new tenancy documents or re-sign agreements with your tenants.

Healthy Homes & Compliance

What are the Healthy Homes Standards?

The Healthy Homes Standards are mandatory requirements for all private rental properties in New Zealand. They cover five areas: heating (a fixed heater capable of heating the main living room to 18°C), insulation (ceiling and underfloor), ventilation (extractor fans in kitchens and bathrooms), moisture and drainage, and draught stopping. All private landlords must comply.

What are the fines for Healthy Homes non-compliance?

Non-compliance with the Healthy Homes Standards can result in fines of up to $7,200 per breach. Altan Estate can assess your property against all five standards, identify any gaps, and coordinate the required remediation work through our trusted trade network.

When must my rental property be Healthy Homes compliant?

All private rental properties must comply with the Healthy Homes Standards. New tenancies and renewed tenancies must include a Healthy Homes compliance statement. Altan Estate ensures your property meets all requirements and keeps your compliance documentation up to date.

Tenant Management

How do you screen tenants?

Altan Estate conducts thorough tenant screening including identity verification, rental history checks, credit checks, employment and income verification, and reference checks with previous landlords. We only place tenants we are confident will care for your property and pay rent reliably.

How long does it take to find a tenant in Auckland?

Altan Estate typically places a quality tenant within 14 days. We list properties on all major rental platforms (Trade Me Property, realestate.co.nz, and others), use professional photography, and screen applicants thoroughly. Vacancy periods are minimised through proactive marketing that begins before the current tenancy ends.

What happens if a tenant stops paying rent?

We act quickly. If rent is not received by the due date, we contact the tenant immediately. If arrears continue, we issue a 14-day notice under the Residential Tenancies Act and, if necessary, apply to the Tenancy Tribunal for mediation or termination. We keep you informed at every stage.

How often will my property be inspected?

Altan Estate conducts routine inspections up to four times per year, as permitted under the Residential Tenancies Act. Each inspection includes a written report and photographic documentation, shared with you promptly after each visit. We also conduct entry and exit inspections at the start and end of each tenancy.
