Healthy Homes Standards Compliance for Auckland Rental Properties
Since 1 July 2025, all New Zealand rental properties must comply with the Healthy Homes Standards. Altan Estate manages full compliance for your rental — assessment, upgrades, documentation, and ongoing monitoring — included in our standard 3.99% + GST management fee.
The Five Healthy Homes Standards
Every rental property in New Zealand must meet these five legally binding standards. Non-compliance can result in penalties of up to $7,200.
1. Heating
A fixed heater capable of heating the main living room to 18°C
The heater must be at least 1.5kW in capacity and be a fixed, permanent installation. Portable heaters do not meet the standard. Heat pumps are the most common compliant solution.

2. Insulation
Ceiling and underfloor insulation meeting the 2008 Building Code
Existing insulation must be in good condition. If topped up, new insulation must meet the 2008 Building Code minimum R-value. Rental properties with no insulation must have it installed.

3. Ventilation
Extract fans in kitchens and bathrooms, plus openable windows
Kitchens and bathrooms must have mechanical ventilation (extract fans) vented to the outside. All habitable rooms must have windows that can open and provide ventilation.

4. Moisture Ingress & Drainage
Ground moisture barrier and adequate drainage
Properties with suspended floors must have a ground moisture barrier. Gutters and downpipes must be functional to prevent water pooling. Any leaks must be repaired.

5. Draught Stopping
Block unnecessary gaps and draughts
Unnecessary gaps that cause draughts must be blocked. This includes gaps around doors, windows, chimneys, and unused fireplaces. Blocked or inactive vents must be sealed.
